Barratt London and Zen Housing mark handover of 85 affordable homes at Sterling Place
Barratt London has completed the handover of the first two affordable housing blocks at Sterling Place in New Malden to Zen Housing, delivering 85 new homes for London Affordable Rent.
The homes are located across two buildings, comprising 40 homes in Block C and 45 homes in Block D. They form part of a wider agreement for Zen Housing to acquire 145 affordable homes at Sterling Place, including a further 60 Shared Ownership homes in Block G, due to be delivered as part of the next phase.
The partnership will support households with a range of housing needs, while helping to increase the supply of affordable homes in south-west London.
A new neighbourhood on a former print works
Located on the site of a former print works, Sterling Place is a new 456-home development providing a mix of one, two and three-bedroom homes. Alongside new housing, the scheme will deliver landscaped podium gardens, play areas and additional tree and shrub planting, which are expected to achieve a 10% biodiversity net gain.
Each energy-efficient home is predicted to achieve an EPC rating of B or above. The wider development will also include solar panels, 240 electric vehicle charging points and more than 900 cycle storage spaces, while residents will benefit from private outdoor space, a gym and a yoga studio.
The handover of the first 85 affordable homes at Sterling Place marks an important milestone for the scheme and our partnership with Zen Housing. Delivering affordable housing is central to creating successful, mixed communities. These homes will provide high-quality, energy-efficient accommodation for local households, while the Shared Ownership homes due to complete in the next phase will help more people take their first step onto the property ladder.
